Senior living operators challenges
Senior living operators face certain challenges that require careful management and innovative solutions. Maintaining the well-being of residents while promoting their autonomy for as long as possible involves balancing care with independence. The detection of falls – or better, the prevention of falls – and the subsequent risk of hospitalisations are critical issues that demand prompt and effective responses to ensure resident safety. Furthermore, the high turnover rate among care teams can impact the quality of care provided. Addressing these issues requires an approach that combines technology, caregivers and efficient resource management.
Partner’s background
In 2017, Stuart Hamilton, CEO, founded Amba Health and Care (Amba), which offers a unified interface for real-time, comprehensive health monitoring. Amba automatically gathers data from predominantly passive sensors placed in the home of a senior or elderly person, selected for their individual needs. Simple information like sleep quality, hydration, heart rate and inactivity, often indicating a fall, can be gathered and analysed to deliver automatic actionable alerts to caregivers.
Solution
Amba has partnered with Withings Health Solutions to provide many of the sensors used in their solution. Sleep Analyzer, for example, which is placed under the mattress, tracks vital parameters like heart rate and respiratory rate.
The care team can then get a precise view of their residents’ sleep cycles, sleep score, continuous heart rate and breathing disturbances, which are essential in understanding the health and well-being of seniors.
Amba has developed an alert system that empowers care teams to prioritise residents who require immediate attention, enabling timely interventions to reduce the risk of falls and hospitalisations. These are red alerts. However, they also send amber alerts, providing actionable insights to prevent certain conditions from developing. For example, detecting an elevated overnight heart rate, increased bathroom visits, and sleep disturbance is often an early indication of an infection developing and can be tested well before obvious physical symptoms are presented.

Tiffany Village and Kenny’s Pond: A Canadian Success Story
Tiffany Village and Kenny’s Pond, two premier retirement communities in St. John’s, Newfoundland and Labrador, faced challenges in retaining residents whose care needs exceeded onsite services, impacting occupancy and revenue.
Net annual savings of
$472k
Achieved through implementation
These communities transformed their care delivery by implementing Amba. They focused on sleep and activity monitoring and enhancing their night-time care. Amba’s comprehensive solution enabled personalised care plans based on sleep patterns and activity levels. This enhanced sleep quality, as reflected by an improved sleep score through the sleep tracking mat. It also resulted in a more than 60% reduction in falls, as care teams can monitor residents who are out of bed for more than 20 minutes and intervene promptly to prevent falls.
"I’ve been living here a long time, and it’s such a relief that I’m no longer woken up at night by staff. At my age, peace and quiet are precious. But knowing that if something goes wrong, they’ll be alerted right away and can get to me quickly—that makes me feel safe." Jim, Independent Living Resident.Previously, care staff conducted hourly visual checks on assisted living residents, which was intrusive and disrupted sleep. After Amba’s deployment, personalised alerts were set up based on each resident’s risk profile, allowing staff to intervene only when necessary. This resulted in more efficient care delivery and less disturbance for residents. Independent living residents gained autonomy, receiving help only when needed, preserving privacy and ensuring safety.
The implementation of Amba’s care interface resulted in net annual savings of $472k, with payback in the first year. The communities increased independent living tenure by more than 18 months and maintained higher occupancy rates, avoiding moves to long-term care settings.
"The impact on our asset value is significant, given that £380k in savings increases our valuation by over £5.4m using a 7% cap rate." Justin Ladha, CEO of KMK CapitalAgincare: A UK Success Story
Agincare’s care home faced a significant challenge, with 44 falls occurring monthly, demanding extensive caregiver time and putting residents at risk. To address this, the partnership between Amba Health and Withings Health Solutions was established, implementing an advanced monitoring system that provided personalized out-of-bed and inactivity alerts.
This collaboration enabled caregivers to receive timely alerts, allowing them to respond immediately to potential fall risks. Within the first month, falls reduced dramatically from 44 to just 9 — a 79% reduction, with none occurring at night. This proactive approach saved over 100 hours of caregiver time, enhancing staff efficiency and resident safety.
The partnership improved care quality and resulted in significant cost savings for Agincare, eliminating the need for additional staff recruitment and saving approximately £56,000. This successful collaboration highlights the transformative impact of innovative health monitoring solutions.

"The implementation of Amba’s technology has seen a 79% reduction in falls, which has allowed our teams to spend more time doing what they do best—delivering high-quality care to our residents." Laura Coupe, Managing Director of AgincareSimpson: An American Success Story
Residents with cognitive decline in this operation experienced sleep challenges, such as difficulty falling asleep, frequent wake-ups, and disorientation upon waking, which disrupted their sleep quality and increased the risk of falls and nighttime disturbances.
The operator partnered with Amba to implement the advanced monitoring system to address these issues.
This system tracked night time activity and sleep patterns, helping caregivers identify disrupted sleep, frequent wake-ups, and bed exits. With this valuable data, caregivers could adjust toileting schedules and medication routines.
Through this collaboration, the client successfully enhanced the quality of life for memory care residents, ensuring better rest and safety. This partnership underscores the positive impact of innovative health monitoring solutions, improving resident well-being by reducing falls by 67% and hospital admissions by 35%.
